Step-by-step guide to renting via Elite Property Asset Management.
Finding the right property
We will show you the best and widest selection of rental properties across North Devon, many of which are available exclusively through us.
We provide highly detailed information on all our properties. If you see a property you like and want to view it, simply request a viewing on-line via the form provided or call us and we will be happy to accompany you to the property at a time that is convenient to you, including weekends where possible.
Expressing an Interest in a Property
Once you have decided on a property that you'd like to rent, you will be asked to fill in and return a Preliminary Rental Application form which will then be forwarded on to the owner of the property. If the owner accepts your application you will then be asked to pay your referencing fee(s), and once we recieve them, we will obtain credit, employer and bank references for all tenants and guarantors (where appropriate), through our reference agency Rent4Sure.
Please note that referencing fees are non returnable.
Identification Required Under UK Money Laundering Legislation
Under UK Money Laundering Legislation, we have a legal duty to confirm the identity of all parties. We will ask you to provide your passport(s) or driving licence(s) with photograph(s) and a copy of a recent utility bill. If you are unable to provide one of these, please contact us for a list of alternative forms of identification. These documents will be required to support your referencing.
Tenancy
Period of tenancy: the rental contract is usually either 6 months or one year on an Assured Shorthold Tenancy agreement.
Your Tenancy Agreement will cover all the terms negotiated and agreed through Elite Property Asset Management on behalf of you and the landlord. This includes the legal responsibilities of each party. Once drawn up, the Agreement is then signed by each party and witnessed.
Rent
Rent is payable monthly, in advance.
After the first payment, you MUST make all future payments by Standing Order. You will need to complete a Standing Order Mandate before moving in. Generally, the money will leave your bank account three days before the rental due date so that it reaches ours or the landlord's account on the due date.
Deposit
In addition to the first months rent, you must provide a deposit equivalent to the monthly rental amount.
In line with current regulations, this is held by the Deposit Protection Service until the end of the tenancy to be used against dilapidations if required. It cannot be offset against the last months rent.
The deposit will be returned to you at the end of the tenancy, subject to the terms of your tenancy agreement and the inventory check-out report.
When you leave the property, a check-out is carried out and once the keys have been returned, the property has been completely cleaned and we have received instructions from the landlord, we will arrange for the deposit to be credited to your bank account, minus any agreed deductions. This usually takes around 10 working days but no more than 28 days.
A full inventory will be prepared just before you move into the property which records the condition of the property and all the contents. A copy is supplied to both you and the landlord. When you receive the inventory, it is important to check the document fully. This prevents disputes at the end of the tenancy.Just before the keys are handed over, we will check you into the property, going through the inventory in detail checking everything is correctly recorded and hand over the keys.
At the end of the tenancy, a check-out report is prepared by us to note any changes from the start - this allows deductions to be assessed if appropriate.

Keys
You will be handed two sets of keys at the start of the tenancy. If we are managing the property, we will hold one set in our secure key system in case of emergencies.
Utilities
You are responsible for paying all utility charges and telephone bills. You must transfer all gas, electricity, water and telephone accounts into your name(s) at the start of the tenancy and provide meter readings to the relevant companies.
At the end of the tenancy, you must inform the relevant companies that you are leaving and provide meter readings. Whilst we will endeavor to advise all the Utility Companies on your behalf, they will still require confirmation from you.
Council Tax
Council tax is not included in your rent. You must contact the Local Authority at the start of the tenancy to inform them that you will be living in the property. We will also notify the Local Authority of the date that you took over the property. If you are the sole occupier or a student, you will be entitled to a discount or, depending on your circumstances, in some cases free council tax.
Telephone
If you would like to discuss arranging a telephone connection with BT, dial 150 from a BT landline or 0800 400 400 to speak to British Telecom Customer Services. Please note that we do not get involved in the setting up of telephone lines.
TV Licence
You must be covered by a valid TV licence whether you watch or record TV programs, as they are being shown originally on TV. It makes no difference what equipment you use - whether it's a laptop, PC, mobile phone, digital box, DVD recorder or a TV set - you still need a licence. You are responsible for paying the TV licence, regardless of who owns the TV set. For more information, go to www.tvlicensing.co.uk
Property Management
If you rent a property that is also managed by us, you can rest assured that we have reliable contractors on hand 24/7 if there is a problem - our maintenance and repair service is just a phone call away. You will be supplied with relevant contact numbers just before you move in.
Tenant's Checklist
When you start a new tenancy, don't forget the following:
- Initial rental payment
- Deposit = to 1 months rent.
- Reference fee(s).
- Monies must be paid in cleared funds - ie cash, banker's draft or direct bank transfer.
- Completed and signed standing order form.
- Passport(s) / driving licence(s) with photograph(s) and a copy of a recent utility bill.
